What is Epcon?
One of America’s largest home builders, and a unique construction franchise opportunity
Epcon’s construction franchise helps builders efficiently develop entire communities that appeal to a growing demographic of buyers. Epcon has become one of America’s largest home builders (Builder Magazine, May 2018) by focusing on the needs of buyers who live active lifestyles and seek low-maintenance communities.
Since 1986, Epcon and its franchise owners have built more than 30,000 homes.
How Epcon helps builders
Epcon Franchise Builders…
- learn the core strategies and processes for production building, which enables builders to develop communities rather than build and sell a handful of homes at a time
- benefit from leading-edge training and tools for marketing and selling homes
- get access to industry leaders in all aspects of home building
- obtain access to the insider knowledge of a national builder willing to share its bookkeeping with Franchise Builders to help them gauge costs and maintain margins.
Homebuilding experience is beneficial, but not necessary to become an Epcon Franchise Builder. Detailed processes provided by Epcon enable investors to efficiently build and sell homes, while our marketing resources make it easier to pre-sell homes prior to breaking ground.
Architectural detail, passion for design and R&D drive success
Epcon’s co-founders, Ed Bacome and Phil Fankhauser, love great architecture and well-designed communities, and they have a deep appreciation for how design can improve the lives of homeowners.
Epcon’s home designs are market-researched and field-tested to appeal to our core buyers. We work with architects nationwide to develop floor plans that maximize amenities like open entertainment space, outdoor living, accessible design and plentiful storage.
Builders, particularly new builders, want to get homes up and sold quickly enough to see a timely return on their investment. Epcon’s systems and processes can help with that.
We have thoroughly documented the development and construction process for the homes in our communities — whether it is one of the innovative “pinwheel” fourplex buildings that we launched in 1986, or one of our newer single-family detached homes. Epcon Franchise Builders can receive established and tested CAD drawings and specifications, detailed scopes of work for controlling costs, specific benchmarks and national account buying power on construction materials and services.
Because our designs are tested and well-documented, our houses and communities are much easier to build. Our plans allow you to build a home in as little as 90 days — more than twice as fast as the industry average, according to the U.S. Census Bureau’s 2012 Survey of Construction, which revealed that it took an average of seven months for a house to be built once a building permit was issued.
Franchise Builders can receive full access to sophisticated marketing materials — including virtual tours and architectural renderings of all our models. These tools allow you to sell customers on your communities before you’ve even built a model home.
A nationwide network of builders
Milwaukee Franchise Builder John Wahlen says that company support makes a big difference. He also credits other Epcon Franchise Builders with sharing ideas that have helped his business grow. Since everyone is building from the same set of plans, using similar processes, builders are able to compare notes and tap into each other’s winning strategies.
“One of the biggest things is the intranet,” John says. “I can talk to other owners of franchises. Our sales team can link into things that are happening around the country that are successful.”
