Epcon Plans for Expansion in 2016, Through Mix of Corporate and Franchise Builder Communities
Pre-sales events and desirable ranch-style homes galvanize growth across wide swath of states
Epcon, the 38th-largest home builder in the U.S. (Builder Magazine, May 2015) and the 19th-largest privately owned homebuilding company in the country, is expanding briskly in 2016 both through home sales in newly developed communities and plans to break ground on new communities across eight states. Growth is expected through a mix of corporate ventures as well as the efforts of Franchise Builders who utilize Epcon’s system for developing communities.
For 2016, Epcon is working with an expanded suite of copyrighted floor plans including the recently announced American Porch Collection as well as new duplex and triplex floor plans. Epcon’s ranch style homes attract a wide segment of buyers including those in the lucrative 55+ age demographic who, according to a Metrostudy report, will drive a majority of new home purchases for the foreseeable future.
Epcon’s Corporate Communities are Booming
Epcon has 30 years of experience in the residential building business and 20 years of experience in franchising and has constantly stayed ahead of demographic buying trends. This is reflected in the ever-increasing demand for the ranch style homes Epcon specializes in.
As a case in point, Epcon continues to enjoy healthy growth in the greater Columbus area — where the company is headquartered — with strong home sales in The Courtyards at Hidden Ravines, The Courtyards on Hoover, The Courtyards on Maxtown Road, and The Courtyards at Village Crossing. Plans are on board to develop additional new communities in Columbus, including The Courtyards at Jerome Village, The Courtyards at Price Farms and The Courtyards at Bradford Court.
Epcon also registers a strong presence in North Carolina with brisk sales reported in The Courtyards at Jetton, The Courtyards at Huntersville, The Courtyards at Kinnamon Park, The Courtyards at Emerald Lake, The Courtyards at Marvin, The Courtyards on Lake Norman and the almost sold-out Mountain Island Lake, all in the Charlotte area. Also selling are Epcon homes in The Courtyards at Heritage Grove, The Courtyards on Homestead Road, The Villas at Culp Arbor, and The Courtyards at O’Kelly Chapel in greater Raleigh.
Corporate communities on the coming horizon for North Carolina include The Courtyards at Wesley Chapel in Charlotte and The Courtyards at Andrews Chapel in Raleigh.
Epcon Franchise Builders Enjoy Strong Pre-Sales
With Epcon, Franchise Builders get more than proven floor plans. They get access to the knowledge and know-how of a 30-year-old company, where experienced progress minimizes the trial-and-error for the Franchise Builders. Epcon also provides valuable support. Franchise Builders often can’t afford to do much of the peripheral jobs that are necessary to run a successful home business, on their own. Epcon helps with every aspect of the home-building business — including providing sales and marketing systems Franchise Builders can leverage.
Epcon provides national campaign materials and templates (direct mail, email, brochures, social media, etc.) and step-by-step instructions on how to conduct pre-sale events and launch a new community — with sample budgets included. Faster sell-through means Franchise Builders can reinvest their gains quickly without having precious capital tied up in one project for too long.
As a result Epcon Franchise Builders are planning to develop new communities in 2016: Scenic Ridge in Zelienople, PA; Ladera Mansfield in Mansfield, TX; Fairway Estates at Catawba Island Club at Catawba Island, Port Clinton, OH; Pond View Estates in Appleton, WI; The Courtyards at Estancia in Wichita, KS; and a community in Williamstown, WV.
Additional Franchise Builder communities in Wichita, KS, Brookfield, WI, Fayetteville, NC, West Chester, OH, Chesterfield, VA; DePere and Appleton, WI; and Chartiers Township and Cecil Township in PA are also in the pipeline.
Given that the 65+ demographic is growing by an impressive two million every year and these same customers are expected to purchase the majority of new homes in the foreseeable future, there is an increased demand for low-maintenance, ranch style residences that are popular with this buyer demographic. Epcon’s homes, which are continually updated with buyer preferences in mind, are popular with this lucrative demographic and continue to fill a vital niche in the residential home market.
