What makes Epcon special?
Epcon is one of the only home building franchises that exists. Epcon and its franchise builders develop maintenance-free homes in communities popular primarily with 55+ buyers — a demographic that is expected to drive home sales for several decades, according to Metrostudy, the nation’s leading provider of primary and secondary information on the housing industry. Each day roughly 10,000 Baby Boomers retire, and about 10,000 more will cross that threshold every day for the next 20 years. Metrostudy, which is a research arm of Hanley Wood, projects a massive mismatch — hundreds of thousands of units — between Baby Boomers looking for maintenance-free homes and what is available on the market.
“We have spent nearly 30 years developing ranch-style homes in maintenance-free communities — an area that has been largely ignored by other builders,” says Ed Bacome, who co-founded the company. “We’ve had a lot of success and a lot of years to get it right. Our Franchise Builders benefit from our expertise, as well as from the lessons we’ve learned along the way.”
Ed Bacome started the business with Philip Fankhauser in Dublin, Ohio. They built their first condominium community in 1986, and its success inspired them to build additional communities near Columbus, Ohio. It didn’t take long for other builders to take notice.
Advisors told Ed and Phil that they should expand nationwide, but they had no interest in jetting from city to city to oversee communities under construction. They had young families and were content to expand in Columbus. They eventually realized, however, that the systems they had developed could enable other builders to build Epcon Communities nationwide.
Epcon Communities Franchising Inc. was launched in 1995 to support Franchise Builders seeking to build Epcon Communities throughout the United States. Epcon Franchise Builders receive training and support that helps them meet this demand — home building experience is not necessary. Epcon Franchise Builders learn core strategies and processes for developing communities; benefit from leading-edge training and tools for marketing and selling homes; get access to industry leaders in all aspects of home building; and obtain access to the insider knowledge of a national builder willing to share its bookkeeping with Franchise Builders to help them gauge costs and maintain margins. Detailed processes provided by Epcon enable investors to efficiently build and sell homes, while the company’s marketing resources make it easier to pre-sell homes before breaking ground.
“Ranch-style, maintenance-free home buyers represent an incredible opportunity for today’s investors,” Phil says. “We continue to work to meet this demand, but we know that there is far more demand than we can possibly meet on our own. Our Franchise Builders are helping us meet the demand.”
