Seth Barritt, Epcon Franchise Builder and co-owner of Artisan Communities, did not follow the traditional path into home building. However, personal connections and new opportunities led him and his business partner, Dan Armbruster, to the Epcon network.
A Personal Connection to Epcon
Seth has a unique vantage point in his journey within the home building industry. Originally educated in architecture, Seth spent 15 years in commercial real estate development, focusing on mixed-use projects, commercial retail, hospitality and office spaces. His interest in residential development led him to consider Epcon’s products.
Seth’s decision to join Epcon was significantly influenced by his wife, Erin, who has worked for the company for over two decades. Over the years, he had the opportunity to observe Epcon’s growth and industry leadership, which played a crucial role in his decision-making process.
“I’ve watched Epcon evolve and become a benchmark in the residential industry,” Seth shared. “Their builder partnership, tools and materials were key factors that attracted us to become a part of the Epcon family.”
The Epcon Experience
Since joining Epcon’s Builder network in 2021, Seth and Dan have felt immense support. Despite their extensive experience in real estate development, residential projects were uncharted territory for them.
“It’s been a wonderful experience,” Seth said. “Aligning our expertise in real estate development with Epcon’s home building expertise has been crucial as we embark on this new journey.”
Seth and his team broke ground on their first community in Beavercreek, Ohio in 2022. This multi-phase project spans approximately 56 acres and includes 162 homes. The initial phase features 49 homes, with plans to expand as they progress.
“Starting with one community is just the beginning. As we move forward, we’re already considering additional land and future projects,” explains Seth.
Overcoming Challenges
The journey has not been without its challenges. However, Seth emphasizes focusing on controllable factors and maintaining flexibility to adapt to market changes.
“The biggest challenge is the unknowns. Building the project team was crucial, and we’ve assembled a highly skilled team. Market volatility is a common challenge, but we’re focused on what we can control.”
For those considering joining Epcon, Seth offers his recommended approach: “If you have real estate development experience, it will be easier. Conduct your due diligence while developing the project. Work on site selection, engage with investors and manage multiple aspects simultaneously. This approach helps compress the timeline and mitigate risks.”
Looking Forward
Seth’s vision for the future is centered around creating positive experiences for home buyers and making a meaningful impact on the community. He believes focusing on customer satisfaction and building strong relationships will help his business and community thrive.
“Our mission at Artisan is to place the home buyer front and center,” Seth explained. “If they have a great experience and we build strong relationships, everything else will fall in line. Our goal is to positively impact the community and homebuyers.”
