Epcon Communities’ Customers Drive the Housing Market, NAHB Data Shows
National Association of Home Builders presented compelling data at Epcon’s annual conference
When Sharon Dworkin Bell with the National Association of Home Builders presented at the Epcon Communities Franchising annual conference, she outlined compelling data on the Baby Boomer demographic and how it is creating growth opportunities in the 55+ housing market.
The 79 million Americans who are 55 and older have substantially more wealth than any other age group, Bell says, which makes them not only the most attractive demographic for home builders, but also the demographic most likely to purchase a home. Metrostudy research reports that those 55 and older will buy more than half of the new homes sold in the next five years.
Bell also says that nearly half of 55+ homebuyers bought their homes without a mortgage in 2013, citing data culled from The American Housing Survey. Those buyers also create substantial wealth in their communities, which Epcon Franchise Builders can use as a talking point when pitching their developments to local officials during the zoning and permitting process. A 100-unit, 55+ community creates $2.3 million in tax revenue for the local municipality in the first year of construction alone, the NAHB reports.
As a result of more people living longer and healthier lives, there is a huge demand for active adult housing and not nearly enough builders focusing on the needs and desires of 55+ buyers. This mismatch between supply and demand creates a fantastic opportunity for Epcon Franchise Builders. Epcon has been building homes popular with 55+ buyers for nearly three decades, has extensive expertise and can help new and existing home builders tap into this marketplace by providing time-tested construction, sales, marketing and business systems.
Epcon Communities Franchising Inc. is America’s 36th-largest homebuilder (“2013 Builder 100,” Builder Magazine, May 2014), and one of the only home building franchise companies that exists. Epcon and its Franchise Builders develop communities of ranch-style, low-maintenance homes popular with 55 buyers.
